Wynn Al Marjan Island completes 550-metre beachfront as $5.7bn resort takes shape

Ras Al Khaimah resort will feature 1,530 rooms and 22 dining venues

RAS AL KHAIMAHWynn Al Marjan Island has completed its 550-metre shoreline, offering the first detailed look at the beachfront, sheltered lagoon and offshore reef being developed as part of the resort.

The waterfront milestone comes as construction continues on the major integrated resort, which is scheduled to open in September 2027. The completed shoreline stretches for more than half a kilometre along the Arabian Gulf and includes several distinct beachfront settings.

The waterfront will form part of Wynn Beach, which is being designed across three areas: Resort Beach, Adult Beach and Enclave Beach. Each will offer a different setting and atmosphere, while the sheltered lagoon has been planned for swimming and a range of water activities.

Three beach zones

The lagoon is designed to provide calm waters for swimming and snorkelling, with paddle-boarding and kayaking also planned. Submerged rock formations frame both sides of the beach, creating a distinctive setting along the resort's private waterfront.

The completed beachfront will include 372 chaise lounges, 61 cabanas and three bungalows. One of the bungalows will feature its own plunge pool and butler service, adding a more private accommodation option directly beside the beach.

“As Wynn Resorts' first beachfront destination, Wynn Al Marjan Island gives us the opportunity to create something entirely new for our portfolio, where exceptional surroundings and intuitive service come together in a way only Wynn can deliver.”

The waterfront development also extends beyond the beach itself, with engineered reef units installed offshore to encourage marine habitat growth.

Reef takes shape

According to Wynn Al Marjan Island, coral and marine life have already begun developing around the engineered reef structures, while osprey have been spotted nesting nearby.

The resort said the waters around Ras Al Khaimah support a diverse range of marine life and are well regarded by regional diving communities. The emirate has 21 diving sites, including natural reefs and shipwrecks, offering access to underwater habitats along its coastline.

The wider marine environment supports species including Indian Ocean humpback dolphins, hawksbill, green and loggerhead turtles, marbled electric rays and more than 500 species of fish.

Wynn Al Marjan Island is being developed on Al Marjan Island, less than 50 miles from Dubai International Airport. The project is being built as a joint venture in which Wynn Resorts holds a 40 per cent stake.

$5.7bn resort

The resort's estimated construction cost has risen by $600 million to approximately $5.7 billion. Wynn Resorts has contributed $1.06 billion in cash to the joint venture, including $48.1 million during the second quarter.

Once completed, the integrated resort will feature 1,530 rooms and suites, alongside 22 restaurants, lounges and bars. Other facilities will include a theatre, five-star spa, designer boutiques, event spaces, pools, a beach club and the private beachfront.

Wynn Resorts has described the project as its first beachfront destination and the UAE's first integrated gaming resort.

The company has said construction is continuing despite regional geopolitical tensions, with CEO Craig Billings pointing to ongoing flight capacity at Dubai International Airport, functioning supply chains and largely normal day-to-day life in the UAE.
